컬리어스 관계자는 “금리 인상으로 상업용 부동산 시장이 많이 위축되면서 최근 매매계약이 체결됐거나 진행 중인 사례가 드물다”면서 “컬리어스뿐만 아니라 다른 자문사들도 비슷한 상황일 것”이라고 했다.
부동산 컨설팅기업 쿠시먼앤드웨이크필드는 12일 기자간담회를 열고 이 같은 전망을 내놨다. 정진우 쿠시먼앤드웨이크필드 리서치팀장은 "내년 고물가·고금리·고환율로 국내 기업의 확장세는 주춤하겠지만 오피스는 수요에 비해 공급이 부족해 명목 임대료가 오를 것"이라고 전망했다.
구글코리아는 개인 업무공간에 시각장애인 점자를, 바닥에 노란 점자 블록을 설치했다. 복도를 넓히고, 슬라이딩 도어와 자동문을 통해 휠체어가 쉽게 다닐 수 있도록 했다. 카카오 자회사 링키지랩은 휠체어가 통과할 수 있는 통로를 갖췄고 문턱을 없앴다. 허리 높이의 스위치, 터치식 자동문 등 다양한 유니버설 디자인 요소를 적용했다.독일 뮌헨을 기반으로 하는 건축 스튜디오 뷰로 바그너(Buero Wagner)는 다양한 산업자재를 사용하여 실버 톤의 컬러가 인상적인 사무실을 디자인했다. 뷰로 바그너는 이번 리노베이션의 대상이 된 사무실에 새로운 인테리어를 입혔을 뿐만 아니라 지하를 포함하여 사무실의 공간을 더 넓게 확장했다. 확장을 통해 높은 천장이 있는 복층 구조가 된 오피스는 총 140㎡이며, 지상층과 지하층을 모두 커버하는 커다란 유리창이 설치되어 밝은 빛이 잘 들어오는 공간으로 변모했다.뷰로 바그너를 이끌고 있는 독일의 건축가 파비안 바그너(Fabian Wagner)는 1981년 뮌헨에서 태어나 독일과 미국에서 자랐다. 그는 양 국가에서 건축학을 공부하고 네덜란드 로테르담에 기반을 두고 있는 MVRDV와 같은 대형 건축 스튜디오에서 실무 경험을 쌓았다. 그 이후 2013년에 뷰로 바그너를 설립한 뒤 프리랜서 건축가로써 다양한 작업을 이어나가고 있다.
13일 상업용 부동산 데이터 전문 기업 알스퀘어가 발표한 '2023년 오피스 인테리어 키워드'에 따르면 △열린 공간 △지구를 지켜라 △기술과의 결합, 진정한 스마트 오피스 △실용성은 영원하다 △유니버설(universal) 디자인 등이 내년 상업용 부동산 공간 구성 핵심 키워드로 꼽혔다.사무실은 유연하고 열린 공간이 된다. 직원들이 어디서든 근무할 수 있도록 업무와 휴식 공간이 구분되지 않는다. 노트북이나 태블릿을 둘 수 있는 테이블이나 편히 앉을 수 있는 소파 등이 사무실 곳곳에 배치된다. 사무실의 모든 공간이 일터가 된다는 점에서 '플로팅 워크스페이스'가 되는 셈이다.
그밖에 스타로드자산운용이 공동투자자 안젤로고든과 함께 매입한 서울 강남대로 363강남타워(옛 덕흥빌딩)도 지난 10월경 매각을 철회했다. 지알이파트너스자산운용이 보유한 명동 화이자타워도 매물로 나왔지만 매도자가 원하는 가격으로 입찰에 참여한 업체가 없어 매각이 불발됐다.
넷플릭스 관계자는 “서울의 중심지이자 현대와 전통의 매력이 모두 살아 있는 곳이 종각이기에 이곳에 사무실을 마련하게 됐다”며 “중앙에는 기와 인테리어를 설치해 한국적인 느낌을 강조했다”고 설명했다.
여의도는 사학연금빌딩과 옛 MBC 부지의 브라이튼 오피스 등이 준공될 예정이나 예비 수요가 더 많다. 금융 기업들이 새 건물을 쓰겠다며 제출한 입주 의향서가 이미 신축 빌딩 면적을 넘어선 것으로 알려졌다.
업계에서는 인수금액이 4조1000억원에 달했던 여의도 국제금융센터(IFC) 매각 협상이 지난 9월 결렬된 것을 기점으로 대형 빌딩의 매매계약이 철회 또는 보류되는 사례가 급증했다고 보고 있다. 국내에서 자본조달력이 가장 큰 곳 중 하나인 미래에셋마저 거래를 중단하면서 자금조달 문제가 가시화됐기 때문이다.
카카오는 이와 함께 카카오프렌즈 지식재산권(IP) 파크 조성도 추진한다. 또 지역 경제 활성화와 도민 참여 확대 등 지역과의 상생 협력 방안도 마련할 방침이다.

이밖에도 서울 오피스는 △TV·스마트폰·태블릿 등 홈 엔터테인먼트 환경을 조성한 ‘종로룸’ △돌비 애트모스 스피커와 4K LED 프로젝터 등 영화관 환경과 유사한 ‘서울룸’ 등을 구축해, 임직원들이 일반 시청 환경에서 작품을 확인할 수 있다.
강남구 역삼동 소재 아이콘 역삼 빌딩도 최근 매각이 철회됐다. M&G리얼에스테이트와 캐피탈랜드투자운용이 보유한 이 빌딩은 원매자와 눈높이를 맞추기 어려운 것으로 전해졌다. 올해 4분기 거래 성사가 예상됐던 광화문 콘코디언 빌딩(옛 금호아시아나 사옥)도 자금조달 문제로 계약이 성사되지 않고 있다.
작년 3월부터 전북 완주군 테크노밸리 제2산업단지에서 추진됐던 10만㎡ 규모 쿠팡 물류센터 건립 사업도 지난 8월 최종 무산됐다. 쿠팡은 1300억원을 들여 물류센터 건립을 추진했는데, 양해각서(MOU) 체결 후 1년5개월 동안 분양가와 건축비, 대출금리 등이 오르면서 사업을 포기했다.
3분기 말 기준 서울 사대문 도심과 강남, 여의도, 판교 등의 대형 오피스의 공실률이 자연공실률(약 5%)에도 못미치는 2.2%에 불과하다. 이런 가운데 신규 오피스 공급은 향후 5년간은 연간 13만2000여㎡로 지난 5년간 평균의 3분의 1 수준에 그칠 것으로 예상되기 때문이다.
재택근무가 새로운 업무 패턴으로 자리 잡았지만, 기업은 여전히 오프라인 근무를 배제하지 않는다. 직원 간 대면 소통과 여기서 나오는 아이디어, 협업 시너지를 포기할 수 없어서다. 알스퀘어는 "두 업무 방식을 섞은 '하이브리드 워크' 중심으로 업무 환경이 바뀌며 오프라인 사무실에서도 재택근무와 같은 환경을 누릴 수 있는 공간 구성이 늘 것"이라고 했다.탄소 배출 저감이 각국의 핵심 과제로 떠오르면서 친환경 인테리어가 상업용 부동산 공간 트렌드를 주도한다. 지속 가능한 사무실을 위해 목재와 석재 등의 자연 소재가 많이 사용되며, 업사이클 가구, 발광다이오드(LED) 조명, 종이 없는 업무환경이 빠르게 정착할 전망이다. 자연과 어우러진 바이오필릭 디자인 유행도 계속된다. 최근 정부가 거론한 ‘실내 마스크 해제’에 대한 기대감으로 쾌적한 공간에 대한 관심도 높아질 것으로 보인다.국제에너지기구(IEA)에 따르면 2021년 기준으로 빌딩 운영과 건설, 기타 건설·인프라 산업은 매년 전 세계 이산화탄소 배출량의 40%를 차지한다. 올해 문을 연 '애플스토어 잠실'의 경우 100% 재생에너지로 운영한다. 명동 '나이키 서울'도 매장 내 구조물, 디스플레이 아이템, 마감재에 지속가능한 재활용 자재를 활용해 친환경 건물 인증제도인 'LEED' 인증과 '트루 제로 웨이스트' 운영 인증을 획득했다.

이성규 넷플릭스 프로덕션 총괄 디렉터는 "4K 엘이디 프로젝터 등은 상당히 앞선 기술이고 음향도 굉장히 좋은 시설로 구비 돼 있다. 그리고 이 방을 매일 상시로 쓰는 것은 아니다"라며 "넷플릭스는 스토리 발굴, 제작, 배급 등을 위해 국내 창작자들 일하는데, 더빙·자막·등을 감독, 내부 기술팀, 직원들과 같이 최종적 체크를 하기 위해 이 방을 활용한다"고 설명하기도 했다.
